Conversion through public-private partnership

Through the disuse of the approx. 88 hectares, which had been a military airfield during the war and later served the British Rhine Army, the opportunity of developing an integrated industrial area arose. This was to create a connection from the western adjacent industrial areas to the surrounding residential neighbourhood and open the area for the inhabitants.

The industrial area was planned and realised by a public-private partnership involving the City of Münster, the Sparkasse Münsterland Ost bank and the Westdeutsche Immobilien Bank (West German Real Estate Bank). Also the Gewerbepark Münster Loddenheide GmbH (GML) was founded, which acquired the entire land area.
In addition to the innovative commercial usage, a connected park area was to be centrally integrated into the area in order to create an attractive environment for the companies and the surrounding neighbourhoods. This 'Friedenspark' (peace park), including a chapel, was ceremoniously opened by the Dalai Lama and symbolically stands for the future peaceful use of the area.
The industrial area is divided up into different sections. There are large-scale areas for industry and commerce. There are also areas for a trade and logistics centre with a rail connection next to the city harbour. With the motto 'Arbeiten am Park' (working at the park), smaller-scale and custom solutions were offered for service providers. Finally, the section 'Arbeitsstätten der Zukunft' (workplaces of the future) was set up with a focus on forward-thinking construction methods, and sustainable production processes and distribution systems.

The innovation in this project is primarily the realisation through a public-private partnership. Also, care was taken that the building on this area close to the city was done using resources as economically as possible and that the buildings were integrated into the surroundings, i.e. to make the area attractive and publicly usable. An additional focus point was the innovative production and distribution concepts in the 'Arbeitsstätten der Zukunft' (workplaces of the future) area.
