The large housing estate Grünau is one of the key projects of the urban restructuring in Leipzig. The number of existing apartments is to be reduced by 20% in stages. A part of the urban and free space outline plan for the residential area 5.1 is the „Park 5.1” intended to create a new identity for the location.

The city of Leipzig (pop. 495.000), represented by the urban planning department of the Urban Renewal and Housing Promotion Authority, has coordinated the entire project, from the demolition of existing buildings to the completion of the sports and play area.

The project on the site of the demolished building workers’ hotel provides the realization of the urban development outline plan with a prelude at a prominent location.

The inline Hockey club „von der Rolle“ and the „EHC Leipziger Löwen“ provided the kick-off with their search for suitable skating spaces. The project is based on the principle of a private-public partnership. With the support of the Urban Renewal Authority, a license agreement was drawn up between the club and Leipzig Housing Society. As no further investment pressure is expected for the corresponding site in the near future, an unusually long term of 20 years was agreed on. In return for the free use of the Hockey fields for training, the club makes a commitment to carry out the garden services required for the green areas.

The completed project includes a training and a match field so that one of them is always available to the public, even during training times. The residents were involved via surveys on the new inline Hockey stadium’s surface structure and colour design. A special feature is the design of the sports field barriers. The outer barrier is to be used as an advertising space for young musicians from Grünau. Local bands were invited to submit lyrics for a competition. A jury including appropriate representatives from the music scene, the council and the Leipzig Ice Lions Club then selected works which were subsequently designed by a commercial artist and silk-screened onto the barriers.

The demolition works and construction of the sports facility were funded by urban development grants. The nursing and maintenance required for the site is provided by the users.

An interesting public use is created on a residential wasteland. The prelude of the urban restructuring in Grünau is hence given a positive image. The successful interplay between owner, council, planners and private club as the initiator and user of the site is exemplary.
