Current developments on the site of the former airport in München-Riem include the new Munich trade exhibition centre as well as a new district featuring a sum total of 16.000 residential units, business and service facilities, a school, nursery schools, churches, an underground train stop and a landscape park earmarked to host the national garden show "Bundesgartenshau” in 2005. As early as in the legally binding land-use plan, Munich council had prescribed high ecological standards. By providing for a mixture of privately and publicly funded construction projects, the development is aimed at creating a broad range of dwellings for various age and income groups.

One of the projects in Riem to be based on an ambitious housing policy and ecological premise is the WOGENO München eG residential estate. The WOGENO, or „cooperative for self-governed, social and ecological housing”, was established in 1993.

Following protracted negotiations, the WOGENO was granted renting rights (99 year hereditary leasehold) for a plot at the southern edge of the development area which had originally been earmarked for terraced housing. 28 apartments ranging in size from 40 to 110 m², a guest apartment, a common room, a children's basement and hobby workshops were constructed in two 4-storey buildings. A large part of the residents, whose ages range from 1 to 71 years, were already involved in the planning.

The ecological measures realized include almost totally dispensing with individual passenger car use (the estate is only provided with six parking spaces which are allocated annually via resident assembly resolution), the use of environment-friendly construction materials, a photovoltaic system and a composting system.

The buildings and community facilities are operated in self-governance and self-organization. To achieve this, the residents have established various study groups as well as a three-strong resident advisory body. An individual contribution amounting to 25 volunteer work hours a year is expected from each resident. The central decision-making body is the resident assembly.

The cooperative was assisted with housing funds administered via the 1st and 3rd funding method for some of the apartments. The construction of the community rooms became possible via a reduction in individual apartment sizes.

The project is particularly distinguished by its ecological standards, which had already been inscribed in the legally binding land-use plan, as well as by the differentiated range of housing provided. The cooperative concept ensured that a life-long right of residence could be purchased for an appropriate financial and physical contribution.
