Coloured end buildings for refurbished building rows

In 1958 in Zehlendorf in the south-west of Berlin (pop. 3.38 million), the GEHAG settlement was built in Lupsteiner Weg. The 23 two and three storey rows, with many very small flats, no longer catered for the market’s requirements. They were modernised and heightened in the years 2000 - 2002. The flats in the ground floors received access to tenant gartens and the improved communal open spaces. The mixture of flats in the settlement was improved by large flats in the stacked storeys.

In order to give the settlement a new urban accent and to be able to offer further large flats, two of the building rows were supplemented with attractive end buildings as part of the refurbishment of the settlement.
In 2000/2001, the new four-storey building “LUP 30” was built in the area of a partly unused car park in Lupsteiner Weg 30. It contains four similarly sized housing units (each with 4 rooms, 124m²) with upmarket fittings and large south balconies/terraces and French doors. Sliding shutters on the west and south facades serve as sun protection and provide privacy, but were intentionally used as aesthetic elements which provide aesthetic variety on the building’s exterior. A fully glazed, recessed stairwell serves as a connecting element to the neighbouring existing building, so that the new building appears as an independent unit.
In 2002, another modernised and heightened housing row was added with a three-storey end building. This also differentiates itself from the existing building with recesses and an attractive façade design (timber encasing and light orange plaster) and thus appears to be an independent building. Three new 84m² flats with terrace or large balcony were created in this building.
Despite using high-quality and ecologically harmless materials, a high standard of fittings and a low number of housing units, is was possible to erect buildings with its full basement for 1020 euro/m² (LUP 30) and 1120 euro/m² gross.
Two further end buildings and two individual buildings are planned and already authorised, and will be built if required.

Two additional, architecturally sophisticated end buildings give the modernised row settlement a new image. By combining stock modernisation, heightening buildings and new buildings, the housing settlement was adapted to the changed living needs and market conditions in a both careful and forward-thinking manner.
